TIL that open houses used to actually sell homes, now they just bring in nosy neighbors and wasted Saturdays.

I spent last Sunday sitting in my seller's 3-bedroom ranch in Phoenix for 4 hours and only got 2 serious buyers, plus about 15 families who admitted they just wanted decorating ideas has anyone else seen open houses lose their magic over the last 5 years?

Last Sunday I counted 40 people through a Phoenix listing and only 3 were real buyers. Now it's just neighbors scoping out your staging and retired couples with nothing better to do. Open houses became free design tours about 5 years ago and they aren't coming back.

Wait, only THREE real buyers out of FORTY people? That's absolutely wild, @quinn_nguyen. I would have lost my mind if I was the agent sitting through that whole thing for basically nothing. You're totally right though, open houses turned into free tours for the nosy neighbors and bored retirees. It's been like that in my area for a while too, but I didn't realize it was that extreme in Phoenix. Makes you wonder why agents even bother with them anymore.
