Paid $150 for a home inspection that missed a leaky pipe
I hired ABC Inspections in Austin to check a house I was buying and they said everything was fine. Turns out there was a slow drip under the kitchen sink that ruined the cabinet over 6 months. Anyone else get a shady inspection that cost them way more later?

Read a report from Texas Real Estate Commission last year. They found over 30% of inspections miss stuff like slow leaks behind appliances. The inspector literally just looked under the sink for two seconds and called it good. You should check what their guarantee says and maybe file a complaint with TREC.

Man, I gotta push back on this one a little, @danielmartinez. That report might be true on paper, but I think people forget that inspectors work within a limited scope and price point. If I pay 300 bucks for a 2,000 square foot house, I'm not expecting them to pull every appliance out and check for microscopic pinhole leaks behind a dishwasher. That stuff usually pops up later from normal wear and tear, not a missed inspection flag. Plus, TREC complaints are a headache for everyone involved and often just lead to a refund of the inspection fee, not a fix. Are you really going to bet that a slow leak that wasn't there two months ago was definitely there the day of the inspection?
