Unpopular opinion: I used to think landlords who lowered rent during COVID were just showboating until mine did it without me even asking.
My landlord in Portland dropped my $1,200 rent to $900 for 8 months straight with zero paperwork or strings attached, and that convinced me some of them actually care more about keeping good tenants than squeezing every dollar.

He knocked $200 off my rent for six months without me asking after I told him I lost some hours at work. I'd rather have a landlord who works with me than one who nickel-and-dimes everything.

Read somewhere that a lot of property managers actually lose money every time a unit turns over, between cleaning, lost rent, and finding new people. @margaretf40 your experience lines up with what I've heard from a few landlords who'd rather keep someone reliable than gamble on the market. My buddy's landlord gave him a free month once when he was between jobs, no questions asked. It's rare but those relationships are gold if you find one.
