Can we talk about the stretch job in Fort Worth that ate my entire week

I had a 3 day stretch job booked in Fort Worth two weeks ago, 1200 square feet of berber in a rental, and it turned into a 6 day nightmare. Day one I show up and the old pad was glued down, not stapled, so I spent 5 hours on my knees scraping it up before I even touched the new stuff. Day two my power stretcher head snapped, the pin sheared clean off, and the closest supply shop that had the part was 30 miles out. Day three I find a soft spot near the closet, pull the carpet back, and the subfloor is rotted from what looks like an old leak. Landlord says just go over it, I say no way, we go back and forth for an hour, and he finally pays for a patch but it cost me a full day waiting on his handyman. Has anyone else had a job where every single layer of the floor was hiding something, and how do you price that so you dont eat it?

Glued down pad in a rental is insane, that's not normal at all.
