Vent: Wasted $800 on a home inspection that missed everything

Back in 2018 I bought my first house in Springfield and hired a guy who came recommended. He spent maybe 2 hours walking around and handed me a 40 page report that looked official. But 6 months later a pipe burst under the slab and flooded my basement. Turns out he never checked the water pressure or looked at the foundation cracks that were hiding under some old paint. I got a second opinion from another inspector who found 14 things the first guy missed in just 1 hour. The fix cost me $4,200 and I'm still bitter about it. Has anyone else had an inspector miss something obvious that cost you later?

Did you check if your state licenses home inspectors? Most don't and it's basically the wild west out there with anyone who buys a flashlight calling themselves qualified.

Wait, @noahs82, isn't it more like the opposite in a lot of places? Actually, most states DO require a license for home inspectors now, like 35 or so last I checked. I think you might be thinking of a specific region or maybe old info, because places like Texas, Florida, and New York have pretty strict rules on who can inspect. But you're dead on about the wild west part in states that don't regulate it, you could literally have your cousin Bob with a flashlight calling himself an expert.
