Vent: My closing costs in Austin were almost $12,000 and I was not ready

I knew there would be fees, but seeing that final number on the paper hit different. My lender gave me an estimate but the real total was way higher, mostly from title insurance and a bunch of small county fees I didn't know about. It meant I had to scramble at the last minute to move money around from my savings for repairs. Has anyone else in Texas had a closing cost shock like that?
