Update: That leak I found during the home inspection turned into a $6,000 mess
I closed on a house in Denver two weeks ago and the inspector spotted a small water stain in the basement ceiling. I figured it was a minor fix, maybe a hundred bucks. Turns out the previous owner patched a pipe leak with duct tape and it finally let go last night. The water damage ruined the drywall and part of the subfloor, so now I'm dealing with a contractor and a claim. Has anyone else had a home inspector miss something that blew up later?

That duct tape patch was likely already there when the inspector looked.

Right, @grant_palmer you're probably spot on... inspectors don't always catch everything during a quick walkthrough. That tape could have been hiding a crack for months or even years before anyone noticed. Seen it happen on a rental property once where the whole ceiling looked fine until you poked at it.
