The moment I saw the property from the street vs. the listing photos - 3 months of regret
I walked up to a house last month that had perfectly staged photos online. The roof looked great in the pics, but up close I could see it had maybe 2 years left before needing a full replacement. Same thing with the windows - they were all single pane and drafty, not the modern ones shown. The listing agent must have used some serious angles and lighting tricks, because the backyard was basically a mud pit with a dying tree. I should have driven by on a rainy day before making an offer. How do you all spot these differences between online photos and the real thing before putting in a bid?

That bit about the roof having "maybe 2 years left" is rough, but did the inspector actually flag it or did you just spot it yourself after moving in? I feel like a good home inspector would catch the single pane windows too, but some of them miss obvious stuff. What made you finally notice the mud pit situation - a big rain or just walking across it?
