The inspection contingency saved me $18k and I almost skipped it

Found a cute 3 bed 2 bath in Portland last month and the seller's agent kept pushing waiving the inspection to beat another offer. I nearly caved because the hardwood floors were perfect and the price felt fair. Good thing I stuck with it because the inspector found knob and tube wiring hidden behind the drywall in the attic. Got the seller to drop the price by $18k and cover a new panel. Has anyone else had an inspector catch something that would've been a total nightmare later?
