The creepy old realtor swore the crawlspace was fine, so I crawled in myself with a flashlight
So a friend of mine was looking at this 1950s ranch house out in Aurora, and the realtor kept saying the crawlspace was dry as a bone, no worries at all. My buddy asks if we can take a peek, and the guy kinda laughs and says it's tight in there, not worth the trouble, his inspector already gave it a thumbs up. Something about the way he rushed past it bugged me, so that Saturday I grabbed a flashlight and a $12 jumpsuit from the hardware store and wiggled under there myself. Found standing water about 2 inches deep near the water heater and a floor joist that was soft enough that my thumb sank right into it. The realtor had been telling everyone the house was move in ready for a full month. We walked, and the place sold two weeks later to somebody else for asking price, so I still think about that poor buyer. Has anyone else gone full DIY on an inspection and found something the pros just happened to miss?
