Stumbled on a realtor who actually looked at comps within 0.3 miles of my condo

I was getting nowhere with offers on houses near Portland. Every realtor I talked to would pull comps from all over the neighborhood, like a mile away. Then my buddy hooked me up with this agent who only looked at sales within 0.3 miles of each place. Found a solid 2 bed for $285k that had been sitting for 40 days because everyone else was overpricing. It worked because those closer comps matched the street noise and lot size better. Anyone else had luck with a super narrow search radius like that?

Yeah I did almost the same thing when I was looking in the Seattle area. Found a realtor who pulled comps from just three blocks out and it made a huge difference for pricing.

My buddy tried that whole tight radius thing when he was buying in Tacoma. His agent only looked like two blocks out and he ended up getting a place for like 30k under what everyone else was bidding on similar spots.
