Rant: The open house where a realtor tried to sell me on the "curb appeal" of a cracked driveway
Look, I get that curb appeal matters but this place in Denver had a driveway that looked like an earthquake hit it. Real estate lady kept saying "it adds character" and "easy fix for a weekend warrior." I asked if she actually looked at it and she dodged the question. Has anyone else had an agent straight up ignore obvious problems during a showing?

We brought a contractor buddy to a similar showing and had him quote the repair right there in front of the agent. He just looked at the foundation crack, said "that's gonna be 8 grand minimum," and the agent went pale. She stopped talking about character real quick and started talking about price negotiations. Having a pro on speed dial shut down all the fluff talk for us.

That 8 grand quote from @karenw90 is exactly what I did with a place in Boulder last year. The agent was hyping up the "original hardwood floors" and I pointed out the water stain the size of a dinner plate near the baseboard. I pulled up my phone and showed them a quick estimate from a restoration guy I know, and suddenly the conversation switched to how the seller was "open to concessions." Agents in Denver know the market is wild but they still try to gloss over the big stuff like foundation cracks and old plumbing. Honestly, bringing a contractor friend or having a repair number ready is the only way to cut through all that fluff.
