Our home inspector missed a major roof leak, found it 3 weeks after closing. Now I'm stuck between fixing it myself or going after the inspector.

Three weeks? That's barely enough time to unpack the kitchen. How does a pro miss water dripping through the ceiling? Those inspection reports are thicker than a phone book, but they always find a way to say "not responsible" in the fine print. Makes you wonder what you're even paying for.

You say those reports feel like a cop-out, but they're really just setting honest limits. Inspectors can't rip open walls, they only check what's visible on that one day. A leak can start from a single storm after the inspection, which isn't their fault.

Man, that's rough. My cousin had a similar thing happen with a basement wall crack the inspector missed. He tried to go after the guy, but the contract had so many loopholes it was useless. Ended up spending his whole vacation budget on hydraulic cement and a lot of swearing. Those reports always say they aren't guarantees, which feels like a cop-out.
