My cousin said his 3% down payment was the only reason he got a house in Phoenix

He bought in 2021 before prices went nuts, and said if he'd waited to save 20% like everyone says, he'd still be renting. It made me realize that perfect advice doesn't always fit a real market. Anyone else buy with a low down payment recently?

Yeah, my savings account and I had that same argument. It lost, I bought a house.

Honestly I used to believe you had to save that full 20% no matter what. But seeing friends get locked out of the market changed my mind. Your cousin is right, sometimes the perfect plan just doesn't work in a real hot market. That small down payment got him in and now he has equity. Waiting for the ideal situation can cost you the chance altogether.
